Checkout: 10:00A.M. Return keys and parking passes to Keye Beach Rentals by 10AM on day of departure. Reservation Deposit: Deposit is due within 10 days of making your reservation. If the payment is not received within 10 days, the reservation will automatically be cancelled. Payments may be made with a personal check or with a Visa or MasterCard. In either case, a valid Visa or MasterCard number and expiration date needs to be on file with us. When you check in, you will need to present the same card for verification. One Month Reservation - Fifty percent (50%) of the total charges (rental fee, taxes and reservation fee), total cost of the required Security Deposit Protection insurance, plus the total cost of the Travel Protection insurance if selected. Two Or More Months Reservation - Fifty percent (50%) of the total charges of the first month’s rent (rental fee, taxes and reservation fee), total cost of required Security Deposit Protection insurance, plus the total cost of the Travel Protection insurance if selected. Balance of Payment: The balances of reservation charges are due as follows: Weekly and One Month Reservation – Remaining balance of reservation is due at least 30 Days prior to your check-in date. Two Month Reservation - Remaining balance of first month’s rent is due 30 days before arrival. Balance of second month’s rent is due on arrival. Three Month Reservation - Remaining balance of first month’s rent is due 30 days before arrival. Balance of second and third month’s rent is due on arrival. Four Month Reservation - Remaining balance of first month’s rent is due 30 days before arrival. Balance of second and third month’s rent is due on arrival. Balance of fourth month’s rent is due on the first day of the third month. Any unpaid balance resulting from additional services must be paid at check-in with travelers’ checks, certified funds, bank check or credit card. Returned Checks: There will be a $30 fee for each returned check. Tax: All rental charges are subject to applicable sales and accommodations taxes that are in effect at the time of your stay. Currently the Sales tax is 6 % and the Accommodation and Hospitality taxes total 6 %. These taxes are subject to change and are outside of our control. Security Deposit: For stays less than 3 weeks a valid credit card is required. For stays 3 weeks or longer a valid credit card is required plus the purchase of Security Deposit Protection insurance through CSA (see details/description next paragraph). Travel Protection: Keye Real Estate offers Travel Protection insurance through CSA, as an optional purchase that would protect you should you have to cancel your reservation due to an unforeseen event. Your Keye Beach Rentals Reservation Specialist can provide you with coverage information. If you choose not to purchase the coverage, the Keye Beach Rentals Cancellation Policy will apply. Cancellation Policy: Confirmed reservations are not transferable. Confirmed reservations may be cancelled by written notice. Your reservation deposit will be refunded, less $100 cancellation fee and the $45 reservation fee, ONLY if the same unit is re-rented for the same time period and for the same dollar amount. You may want to purchase Travel insurance to protect your vacation investment against emergencies and mandatory evacuations due to hurricanes. Key Charge: There is a $50 fee for each lost or unreturned key or swipe card. There will be a $30.00 charge to the renter (payable in cash at the time of service) if you lock yourself out of the unit and a Keye Beach Rentals employee needs to open the unit for you during non-business hours. If a locksmith opens the unit at any time, the charge will be determined by the locksmith. Upon Arrival: Please check your unit thoroughly upon arrival. Every effort is made to see that your unit is cleaned and undamaged for your stay. Please report any discrepancies immediately to our office to ensure that any problem is resolved and that you will not be held responsible. Upon Departure: A linen bag for sheets, pillowcases and towels is provided and you should find this on the kitchen counter. Place all sheets, pillowcases and bath and kitchen towels in the linen bag provided. DO NOTremove the mattress pads because they belong to the owner of the unit and not to the linen company. Leave the bag inside the unit near the front door for pickup by the cleaning service. Put all dirty dishes in the dishwasher and turn dishwasher on. Take all trash to the trash chute located on your floor or to the dumpster nearest your building. Please be aware that, if you have not purchased Security Deposit Protection insurance, your credit card will be charged for any damage to the unit and its furnishings or if any furnishings are missing. Additionally, you will be charged if the unit requires heavy cleaning. Parking: No motorcycles or trailers are permitted. The parking garage clearance is 6' 8" at our oceanfront resorts. Roof carriers on SUVs cannot be accommodated at Laguna Keyes, Crescent Keyes or Blue Water Keyes. Guests at Ocean Keyes Beach Villas can park golf carts in front of their building for up to 2 weeks at a time. Longer accommodations for golf carts can be arranged through Keye Beach Rentals. Guests at Ocean Keyes Seashore Villas cannot park golf carts in front of their building. Pickup and delivery stops may be made at the building and there is a special golf cart parking area for renters who book their vacation through Keye Beach Rentals. Linens: Bed linens and bath towels are provided per bed (sleeper sofa excluded) as follows: 3 bath towels, 2 washcloths, 1 hand towel, 1 flat and 1 fitted sheet, 2 pillow cases. One bathmat per bathroom, 1 kitchen towel and 1 dishcloth are also provided. You may wish to bring beach towels with you, as no bath towels are to be taken from the unit for use at the pools or the beach. You can bring your own linens for the sleeper sofa or we can provide them at a cost to you of $15.00 per sleeper sofa. Cleaning Service: Departure maid service is provided as part of the cost of the rental. Monthly rentals of more than one month shall receive a maid service cleaning once per additional month. Please schedule this cleaning with the front desk and have your sheets and towels bagged if you want fresh linens. Non-Smoking Units: Currently, all our vacation condominiums are non-smoking units. Violators will be charged $350.00 to cover the cost of a special cleaning to deodorize and rid the unit of smoke. No Pets: Our Condominium Associations do not allow pets in the units. Breach of this condition is grounds for eviction, without refund. Additionally, your credit card will be charged to cover extermination for fleas. Privately Owned Property: All our vacation condominiums are privately owned and reflect the individual tastes of the owner. Property items such as glasses, dishes, silverware, pots and pans, pillows, bedspreads, chairs, towels, etc. are not to be taken out of the unit. We cannot be held responsible for changes made by owners to the Note: There may be times when a rental unit is on the market for sale. The unit will be shown with the least amount of inconvenience to you, the Renter. You will be notified if there is a need to show the unit you are renting. An appointment will be set up for a showing at your convenience. Every effort will be made to provide you with the unit you have chosen, however, if for any reason that unit is not available due to circumstances outside of our control, we reserve the right to provide you with a substitute of a similar unit in the same resort. Additional Rental Items: Items such as cribs, highchairs etc. are available from outside vendors and need to be requested prior to arrival. We will be happy to furnish you with the names of some of these vendors so you can make your own arrangements for such equipment. No House Parties: Absolutely no student or house parties are allowed. We rent to families and mature adults over the age of 25. No children will be permitted to check in without their parents. Rules and Regulations: All of our rental units are condominiums and are part of a Home Owners Association. Each of these Home Owners Associations has Rules and Regulations which must be followed. A copy of the Rules and Regulations for the unit you are renting will be given to you in your arrival packet. Please read it carefully. Your observation of these Rules and Regulation will be appreciated by everyone and will make your stay a happy one. Thank you. Termination: We have the right to, and will, terminate any rental with no refund, if the renter’s actions are detrimental to the property or contrary to the Rules and Regulations or in violation of the Policy and Procedures outlined in this Lease Agreement. |
